Liebherr-Stavební stroje CZ opens in Uzice
The Liebherr company opened a new sales and servicing centre in the commercial and logistics zone of Úžice near Prague on 20 October 2011. The new premises will cover an area of almost 13,000 sq.m. The centre represents yet another branch of the company located in the Czech Republic, complete with a fully fitted workshop and an office building. The Cushman & Wakefield industrial team was involved in the identification of a suitable plot of land for the development of the centre, and it also conducted negotiations about the commercial terms and conditions and the relevant agreements.
“The purchaser’s goal was to minimise risks related to the acquisition of the plot of land. This target was achieved by purchasing the land only after all the pre-agreed conditions had been met – including obtaining the relevant zoning and planning decision for the project”, said Mr Jaroslav Kaizr, head of the C&W Industrial Letting Team.
“We have had many years of experience in the area of transactions involving plots of land for industrial purposes, and we have always striven to minimise any risks facing both parties in a deal.”
The logistics zone at Úžice near Prague is located next to Exit 9 along the D8 motorway. Its beginnings date back to 2006 when Tesco acquired some plots of land extending approximately to 30 hectares (74 acres) there, with the intention of developing a distribution centre.
In the following years, other companies of renown have come to the area in order to develop their own administrative as well as warehousing facilities: ProLogis – the developer of distribution, industrial, and logistic facilities; the investment and development company AFI Europe; as well as HM Studio, a leading Czech toy seller; and Eurofrost, which operates refrigerating plants and warehouses for storing deep frozen and chilled goods. Currently, the Úžice zone stretches to more than 90 hectares (220 acres) and the locality is expected to expand further in the years to come.
