Green signal for Yusen Logistics

Pointpark Properties has finished the largest newly built storage facility completed in the Prague region in the last two years. The logistics hall with some office space of almost 20,000 square metres was built-to-suit for the Japanese logistics company Yusen Logistics. The storage facility includes certain green elements that have not become a standard part of logistics properties yet. Cushman & Wakefield’s Industrial Team assisted with the organisation of the tender for the developer.

“Locations near the D1 motorway near Prague have long been among the most attractive logistic destinations in all of Central Europe. This is also illustrated by the lasting low vacancy rate. The high quality of execution of the tender for the developer is a requirement for obtaining good lease terms,” says Jaroslav Kaizr, Head of Cushman & Wakefield’s Industrial Letting Team, and adds: “In addition, occupiers are increasingly more concerned about reducing operational energy demands, and developer tenders help them in negotiations with property owners and developers concerning improvements in technological standards of buildings.”

Yusen Logistics pays attention to the quality of the working environment and operational efficiency of the spatial arrangement. The company’s new premises meet the highest standards for industrial properties.

“We had a clear idea of the building that we required. We have built on our logistics experience of many years and on the needs of our customers. This project included elements that reduce operational energy demands, which is why we decided, among other things, to install smart lighting, additional roof lights, and thermal insulation in loading bays. Despite the higher initial investment, the rate of return on such items is 2 to 3 years, which is very good from the long-term viewpoint of the constantly growing energy prices,” says Jan Jiřičný, head of Yusen Logistics’ Prague office.

In addition to a central store and a cross dock with thirty thermally insulated loading bays, the hall also features a greater number of roof lights and cutting edge smart lighting. These energy saving measures contribute to improving operational efficiency.
